In my years of investing and building ATW Investments Inc. into the company it is, I have noticed one thing that all investors-both the sweet little old lady and the big buff bald guy are scared to death of. That my friends, is PROPERTY MANAGEMENT! We have sold numerous excellent deals with great potential to investors and have seen some of these deals go down the tubes, specifically because of property management issues. So I wanted to create this two-part article as a way to shed some light on the subject. Part one will explain the common types of property managers you should avoid and/or reform. Part two will explain how to run an investment with absolutely no property manager at all! This part will go into detail about a strategy that will allow you to look that property manager in the eye and tell them, “You’re fired!”

Investors- I wanted to take a moment to talk about one of the most crucial parts of investing in real estate. This to me is the crown jewel of investing. Those who already know this secret and practice it well, have and will consistently achieve returns in the 20, 30 and higher percentiles. For those who do not yet know this secret, you should practice saying your prayers because you’re going to have to bank on your financial planner (also known as glorified sales agent) to get you high returns (which they don’t tell you is about 5%).
